Building and Pest Inspection in your contract
A correctly worded contract with a building and pest clause will allow you to withdraw from a sale if necessary subject to the Building and Pest Inspection report.
You don’t want a property infested with pests or with major structural issues you are unaware of.
The wording of the clause is important
Be wary of terms like “structurally sound” because it could be argued a house is structurally sound yet still has serious defects that require expensive repairs.
By ensuring the contract specifies “accepted as satisfactory” by the purchaser ie you gives more control.
An issue with pest clause
Be wary of terms that specify the owner is to “remedy an infestation” because you may find their attempts totally unsatisfactory.
